Sorry to hear about your utility room and appliance troubles. You might want to consider getting a ceiling airer in yor new utility room. I’ve barely used my dryer since getting one. They are better for the environment, better for your wallet and better for your clothes (dryer fluff is broken fibres caused by the dryer motion, meaning your clothes don’t last as long).
